What was reported
- Approved on August 14 by the New Jersey Department of Environmental Protection, under a state coastal permit: 34 new residential units, a new park area and a new access road at 6601 Ventnor Avenue in Ventnor City
- Ventnor Cove filed the application. It also covers paver patios and parking for the commercial building already on the site
- Ventnor Cove applied on August 29, 2025, and the state marked the application complete for final review on June 18, 2026. A coastal permit is a state approval, separate from anything the city itself decides
The story
The New Jersey Department of Environmental Protection has approved a coastal permit at 6601 Ventnor Avenue in Ventnor City. The department's bulletin describes what the permit covers in its own words: construction of 34 new residential units, a new park area and a new access road serving the residential development. The same application covers new paver patios and surface parking for the commercial building that already stands on the site. The applicant named on the filing is Ventnor Cove.
The state issues a Coastal Area Facility Review Act permit, known as CAFRA, for residential, commercial, public, transportation, utility or energy development inside the coastal area, and Ventnor City sits inside that area. What the department approved on August 14 is that state permit, and nothing else. It is separate from whatever Ventnor City's own boards review, and the bulletin says nothing at all about the municipal side.
The dates on the file give a fair sense of how long this kind of review runs. Ventnor Cove applied on August 29, 2025. The department marked the application administratively complete that November, asked for more technical information in December, received the response the following April, and listed the file as complete for final review on June 18, 2026. Approval followed on August 14, a little under a year after the application went in.
The bulletin does not describe what the 34 units are, how they are laid out or what they will ask, and it names no builder, start date or completion date.
Whether it moves quickly from here depends on approvals and decisions this document does not cover.
This is a state coastal permit record, not a municipal approval and not a sales announcement. The bulletin does not describe the unit types, pricing, builder or construction schedule, and permits, plans and timing can change. Our take
A shore project needs the state's coastal approval before that work goes ahead. If you own in Ventnor City, this is the point where you can see how many units are planned.
