A Builder Has a Process.
We Help You Navigate It.
New construction comes with decisions that do not exist in a typical resale purchase: lot selection, premiums, floor-plan configurations, builder contracts, deposits, selections, construction milestones and warranty requirements.
We help you understand those decisions before you make them and stay involved throughout the build.

We Hear Most
When should I call you?
Before your first visit to a builder’s sales office. Many builders record which agent comes with you on that visit. One call before you go covers it.
How does buyer-agent compensation work on new construction?
Compensation varies by builder and transaction. Any compensation offered by the builder, along with any amount that could be the buyer’s responsibility, will be disclosed in your written representation agreement before you move forward.
Can I use my own lender?
Usually, yes. Some builders offer an incentive for using their preferred lender. We put that offer next to your own lender’s terms so you can compare.
Do I need my own inspector?
We recommend one. The township inspects for its own approvals; an independent inspector works for you, at the stages that matter on most builds: before the foundation pour, before drywall, and at the final walkthrough.
How long does a new build take?
Most run 5 to 8 months from signed contract to certificate of occupancy, on a homesite that is already approved. Approvals on raw land are a separate clock. The timeline guide walks through the stages.
