Mantua Twp · hearing September 15 46 units IN ONE SITE PLAN, WITH A COMMUNITY BUILDING AND A TOT LOT

What was reported

  • Mantua Township's Land Use Board had a major site plan on its September 15 agenda for a residential property on Jackson Road, Block 37, Lot 6, in the township's PRC zone
  • The application asks to build a 1,595 square foot community building, install a tot lot, modify the parking lot, rebuild the dumpster enclosures and renovate the interiors of all 46 residential units
  • Two owners are on the same agenda asking to exceed the township's 2,500 square foot cap on accessory buildings, both for pole barns on 5.89 acre lots in the Agricultural Residential zone, and both want side yard relief

The story

Mantua Township's Municipal Land Use Board had application 2026-016 on its September 15 agenda. The applicant is Royal Oaks LIHTC, LLC, and the property is on Jackson Road, listed as Block 37, Lot 6 on Tax Map 10. LIHTC is the usual abbreviation for the Low-Income Housing Tax Credit, a federal program that helps finance affordable rental housing. The agenda itself does not describe the financing or who lives at the property.

The application asks the board to approve work on existing housing: interior renovations to all 46 residential units, a new 1,595 square foot community building, a small playground the agenda calls a tot lot, changes to the parking lot and rebuilt dumpster enclosures.

Two pole barn applications were on the same agenda, both on 5.89 acre lots in the Agricultural Residential zone. At 760 Heritage Road, an owner asked to build a 2,520 square foot pole barn. At 420 Barnsboro Road, another owner asked for a 2,160 square foot pole barn with a 360 square foot overhang. Both owners asked the board for exceptions to two township rules: a 2,500 square foot limit on outbuildings, and a 30 foot minimum distance from the side property line. Two sign variances on Mantua Boulevard completed the agenda.

When this page was updated on September 27, the only September 15 document the township had posted was the agenda, so the outcome is not on the public record yet.

An agenda item is an application, not an approval, and applications can be postponed, changed or withdrawn. Written by Justin Kelly, NJ Real Estate Broker-Salesperson, from the Mantua Township Land Use Board agenda.

Our take

An agenda is posted before the meeting, while the board can still hear from you. If you own in Mantua, you can read each month's Land Use Board agenda before the meeting and see what is planned near you.
