- Seven of the eight lots are for single family homes and one is for a duplex, with public water and sewer available
The story
Lower Township's Planning Board has approved a preliminary and final major subdivision at 225 Breakwater Road, creating eight new lots. Seven are for single family homes and the eighth is for a duplex. The vote was 7 to 0, with none against.
The application drew no variance requests, because it did not need any. The engineer told the board the lots meet every zoning requirement and are fully conforming, and public water and sewer will be available. A stormwater basin sits on one of the lots, the cul-de-sac drains east toward Sheridan Avenue, and the driveways were widened to 18 feet and redesigned so cars do not back out onto Breakwater Road.
A plan that meets the current zoning can take preliminary and final approval in a single vote. A plan that needs relief can make several trips to the board, and each one is time before anything is built.
The board's solicitor will prepare a memorializing resolution for the next meeting, and the minutes carrying this vote have not been formally approved yet.
The minutes recording this vote are not yet formally approved, and the board had not yet adopted its written decision when this was written. Written by Justin Kelly, NJ Real Estate Broker-Salesperson, from the Lower Township Planning Board minutes.
