The story

Harrison Township's Joint Land Use Board has approved a plan for 117 single family homes on nearly 94 acres of farmland along Richwood-Aura Road. The board put its decision in writing in July. It allows the applicant, ActiveRHWA Property LLC, to divide the land into lots. The community is called The Reserve at Richwood.

The plan calls for four bedroom, four and a half bath homes of 2,700 to 4,000 square feet. Documents filed with the application estimate they would sell for $800,000 to $1 million.

Construction is expected to start late 2026 or early 2027 and run three to five years, according to the developer's documents. The developer is Active Acquisitions LLC, a private real estate development firm based in Wall Township. It owns ActiveRHWA Property LLC.

Harrison Township has added homes quickly. From 2000 to 2020 its number of housing units rose 56 percent, against 14 percent for New Jersey as a whole, according to census data.
