The story
Hamilton Township's Planning Board has a hearing set for October 1 on a plan for 71 single family homes on vacant land along the Black Horse Pike. The applicant, GurwiczGold Hamilton, LLC, is asking the board to approve changes to its plan to divide the land into lots. The tax map lists the land as Block 996, Lot 39 and Block 1028.01, Lot 5. The meeting starts at 7 p.m. at the municipal building, 6101 Thirteenth Street in Mays Landing.
The land is zoned Growth Area-Moderate. Besides the 71 home lots, the plan keeps two lots as open space by deed and sets aside seven lots for stormwater basins. The notice says the basins are there to meet the New Jersey Pinelands Commission's stormwater rules. It also says the homes are planned with Pinelands Development Credits, which Pinelands rules let a developer use to build more homes in a growth area.
The notice says the applicant does not expect to need any new exceptions to the township's lot size rules. It still asks the board for any the board decides are needed. The application, plans and reports are on file for public review at the municipal building during business hours.
If you own land in Hamilton Township, or want a new single family home in the township, we can talk through what is planned there.
An application is not an approval. The lot counts come from the public notice and can change at the hearing. Written by Justin Kelly, NJ Real Estate Broker-Salesperson, from the Hamilton Township Planning Board hearing notice.
